Quarterly or Monthly scheduled visits due to heavier use, larger equipment (RTUs, Chillers, Boilers), and complex control systems.Typical Tasks* Filter Replacement: Check/change air filters (often a DIY task, but checked by tech).* Filter Replacement: Often requires large, specialized filters/filter banks, changed quarterly or monthly.* Coil Cleaning: Clean the outdoor condenser coil (AC).* Coil Cleaning: Thorough cleaning of large condenser/evaporator coils.* Safety Checks: Test safety controls (e.g., limit switches, flame sensor, T&P valve on boilers).* Lubrication: Lubricate all fan and motor bearings.* Drain Clear: Clear the condensate drain line.* V-Belt Inspection: Check and replace worn fan/motor belts.* Electrical: Inspect and tighten electrical connections.* System Operation: Detailed check of economizers, dampers, and zonal controls.
